KNOXVILLE, Tenn. (WOKI / WVLT) — One of downtown Knoxville’s most recognizable office towers has officially been placed on the market.
According to a commercial real estate listing by CBRE, First Horizon Plaza, located at 800 Gay Street, is now being offered for sale. The 27-story office tower has long been a fixture of the Knoxville skyline and is widely considered one of the city’s premier business addresses.
Constructed in 1979, First Horizon Plaza occupies a prominent location in the heart of downtown, within walking distance of Market Square, the Tennessee Theatre, Krutch Park, the Knoxville Convention Center and the city’s riverfront.
CBRE’s marketing materials highlight the building’s central location, dedicated parking, and proximity to government offices, financial institutions and major employers.
“As a cornerstone of the downtown community, First Horizon Plaza provides proximity to Knoxville’s most iconic destinations,” the listing states.
The property has also undergone recent investments. According to the listing, approximately $2.5 million has been invested in the building over the past two years through upgrades and improvements.
Another unique feature noted in the marketing materials is that First Horizon Plaza is reportedly the only building in Knoxville with its own ZIP code.
While the property is being actively marketed to potential buyers, CBRE has not publicly disclosed an asking price.
The listing marks the second major downtown Knoxville office tower to enter the spotlight this year. In April, Apex Bank completed its purchase of Riverview Tower, formerly known as the Truist Building, signaling continued movement in Knoxville’s commercial real estate market.
The sale of First Horizon Plaza will likely attract interest from investors looking to capitalize on continued growth and redevelopment in downtown Knoxville, where residential, commercial and entertainment activity has expanded significantly in recent years.
No timeline has been announced for the sale process.
