Knoxville, TN (WOKI / WVLT) – Construction is expected to begin this summer on a major redevelopment project surrounding Neyland Stadium at the University of Tennessee.
After receiving state approval, university officials confirmed work will start on the G-10 parking garage, a key part of the planned Neyland Entertainment District. The multi-year project carries a price tag in the hundreds of millions of dollars.
UT President Randy Boyd says the university, along with its partner 865 Neyland, aims to transform the area into a destination featuring a new entertainment district anchored by the stadium.
Plans include a new parking garage, retail and entertainment space, and a condo-style hotel just outside Neyland Stadium. The retail and entertainment portion is expected to cost about $65 million, while the parking garage will exceed $80 million. The hotel is projected to cost more than $200 million.
UT officials say construction on the G-10 garage could be completed by fall 2027, while the retail and entertainment portion could wrap up as early as next year.
However, the project is expected to bring challenges. VolQuest’s Brett Hubbs says the garage construction could be the biggest hurdle early on, especially with its impact on football season parking, basketball games, and student access.
Hubbs notes the project reflects a growing trend in college athletics as universities look for new revenue streams, with similar developments being proposed or built at other schools.
While the finished project could enhance the game-day experience, questions remain about how the development will function year-round outside of major events.
