KODAK, Tenn. (Story courtesy of WVLT) — For just over a year, the former Smokies Stadium in Kodak has sat vacant. Now, new concept renderings are offering the clearest picture yet of what could replace the empty ballpark.
The renderings feature a mixed-use development that could include an amphitheater, a hotel, retail and dining options and workforce housing.
Sevier County Mayor Larry Waters said several groups pitched proposals for the property, including options that would have torn the stadium down. But he said the plan from the Outlet Resource Group rose to the top.
“We reviewed all those proposals and ended up signing the memorandum of understanding with this group because we felt like, from an economic standpoint and from a usage standpoint, it would be the best for the area,” Waters said.
Kent Merritt, president of Tennessee Distilling Company, said rumors have circulated for more than a year, but this is the first time a plan has started to feel real.
“I think we’ve all been wondering from the very beginning. There’ve been lots of rumors and lots of people have looked at it and discussed it, but nothing ever got very far along,” Merritt said. “So I’m excited to see it move forward.”
Merritt said the Smokies’ game days brought a noticeable boost for nearby businesses and he believes an entertainment district that operates year-round could have an even bigger impact.
While Merritt said he’s optimistic about what a redevelopment could mean for local shops and restaurants, he also has concerns about traffic — especially around I- 40’s busy Exit 407.
Waters said as plans move forward, leaders at the city, county and state levels will be looking closely at traffic patterns around Exit 407 to manage any increased volume.
The Sevier County Industrial Development Board is expected to take the lead on any final agreement with the developer.
